We reached out to address two issues with our flooring—one where it kept snagging my socks and another involving multiple bumps. The technician who came to fix it arrived with nothing more than a hammer and a knife, and his approach was shocking. He literally made the floor worse. Instead of properly repairing the problem, he just cut the corners of the affected areas with a knife and attempted to flatten the bumps by hammering them down. After his «repairs,» the entire surface felt wobbly, with noticeable dips and uneven spots that resembled bowls.
We were advised to contact Shane Homes for any issues related to contractors or surrounding areas. However, after contractors repeatedly trespassed into our backyard, I reached out for help. Their response? No real assistance—just a phone number and instructions to handle it myself. To make matters worse, one contractor even attempted to open our front door today, despite it being clear that the house was occupied. I’ve contacted Shane Homes multiple times, yet they’ve failed to respond.
Adding to the frustration, since Shane Homes is building a house next door, their workers have repeatedly discarded garbage in our front yard. They promised to remove it, but in the end, my husband had to clean it up himself.
If you’re considering purchasing a home from Shane Homes, be prepared to invest significant time and energy in dealing with these types of issues.
Over the next year we worked with Andrew and Anand and we couldn’t have had a better experience. It was super easy to get in touch with them, and they were always more than happy to answer our questions throughout the home-building process. As first-time homebuyers, they eased our worries and helped us navigate each step seamlessly. We also had the privilege of working with Dan and he was a great help during our walk-throughs as well, very thorough and knowledgeable. From start to finish, each person we interacted with from Shane Homes was wonderful to work with. Exceptional customer service all around!

Bought a Sterling built home thinking of good quality but sidings on both sides of the house are coming off, and a contractor who looked at it mentioned it is poor workmanship that caused the issue! Sidings are not attached to the studs at all. Now I am on the hook for a $13K repair off of my pocket (first time home owner – didn’t know I had to pull out the siding and inspect before the warranty expired!).
Sent several emails to Sterling, but not even a response!! Expected a bit more of customer service from Sterling! Really disappointing!

Kudos to the warranty team, especially Annette’s leadership and Brendan’s thorough work, with Tricia’s support ensuring all issues were efficiently handled, completing our home to our full satisfaction.

Regarding the possession timeline, the original estimate in our agreement indicated a July/August closing. During our first construction supervisor meeting in February, we were told by the sales representative to expect further delays, tentatively pushing it to August/September. Based on that, we were closely monitoring the schedule to ensure we had at least three months to sell our existing home. However, in the last week of March, we were suddenly informed that our possession date was set for May 29. All subsequent requests — even for a brief 10-day extension — were outright refused, making an already challenging situation even more difficult to manage.
The first inspection was equally disheartening. We identified several areas of poor workmanship, particularly in the basement flooring, which lacked the quality and attention to detail we had expected. The third-party inspector, hired by Homes by Avi, dismissed our concerns, citing that the issues were within bylaw tolerance. No alternative solutions or compromises were offered, leaving us with the impression that we had no choice but to simply accept substandard results.
Additionally, the final grading of the exterior — which was supposed to begin within two weeks of our move-in — has yet to be started. Despite repeated requests and our concern for safety (especially with three young children at home), no action has been taken, and there appears to be little urgency or communication on this matter.
Overall, our experience with Homes by Avi has been disappointing and stressful. Having purchased multiple homes in the past, this has, unfortunately, been our most difficult experience. At no point did we feel that customer satisfaction was a priority, and we hope this feedback will be taken seriously to help improve future homeowner experiences.

Great builder not a monster untouchable corporate.
To begin with, when we were signing the papers, the salesperson at the Belmont office was consistently rude and rushed us to sign, sign, sign. Honestly, dealing with him alone made my wife and me vow to never build or buy another Home by Avi house again.
When it came to the possession date, the issues continued. The paints were chipped in a lot of places, the cabinet doors were peeling, the primary bathroom mirror was cracked, it was to the point where they did not do ANY quality check themselves and wanted us to do it for them and fingers cross and hoped that we would miss a thing or two that they don’t need to touch and spend extra money on. And the worst part was that we paid extra to have the island enlarged. During the walk-through, I could feel the island shake to the point where we couldn’t even put cups on the countertop. Trevor insisted it was normal and «up to code,» and refused to do anything about it until we were pleading with him to at least address the issue. What he did was put two 2x2s between the joists, which anyone could see was ineffective. After that, Trevor said there was nothing more to be done unless we added a wall, which we did not want to do because we wanted to keep the basement open. I explained that my previous home had a much bigger island and an open basement, but he just shrugged and told me I’d have to live with it.
I even went as far as consulting a structural engineer, and when I shared their opinion with Trevor, he still took no action.
I ended up going to Home Depot, buying 6 2x8s for $70, and spending 30 minutes installing them across the joists. It’s difficult to understand why they couldn’t have done this.
I would never, ever recommend building with these guys.
Edit***** more and more I look around the house (starting to get ideas to develop the basement) and we find these 2x4s used for our stairs… nice «Quality»
I have a unit that was completed late 2021. After having leaking inside my unit (master bedroom and basement), my roof was inspected.
During the inspection it was noted that my roof was missing intake vents. The framers had cutouts for them but the roofer shingled over them. The shingles ended up having holes that were large enough to fit a flashlight in.
I contacted Avi and they said «the unit was built as designed». They sent a Tech. out and he blabbered on about how the house had a permit with the City of Calgary, it has engineering drawings, and that these inspectors don’t know what they’re talking about.
They ended up sending someone out to install the vents after the fact (and damage) and he said it’s under warranty, so clearly Avi is contradicting themselves.
I have no idea who inspects these homes and how they pass. Clearly the quality is poor.
I would not recommend purchasing a home by Avi to anyone.

Thinking of hiring Sunset Homes and Pedro Ocana Muller? Note the lack of accountability in their response and how they place responsibility back on to their customer. In our case, they don’t mention: (1) the $70,000 we pre-paid; (2) the defective work that they had to re-do; (3) delays far beyond our expectations; (4) the fact that after approximately 9 months, only about 30% of the work has been done; or (5) that we had to hire a lawyer and also pay legal fees. If you still want to hire them, we strongly recommend having your own lawyer negotiate their contract before you sign it.

My not so good experience
1. My possession date was changed twice which affected my plans and when I requested for a possession date for 1st September it was declined
2. I see online people getting excel welcome package on their possession day…but in my case the builder sagay just handed me my key and the whole excitement of entering a new home just went down the drain as I was trying to figure out why mine was different for a house that’s worth over 680,000 CAD.
3. The television switch is not high up in both the secondary and main suite. I had to conceal wires because there was no switch to just plug in behind the TV.
From the beginning, communication has been slow, evasive, and inconsistent. No one responds in a timely manner—if they even respond at all. It feels like once the sale is done, they stop caring about the actual homebuyer experience.
There’s no clear way to escalate concerns to upper management—no contact information, no direct accountability, and no one truly willing to take ownership of issues. Its been over a month we were told that we would be contacted by somebody from the higher management.You’re constantly given the runaround with vague answers, misleading documentation, or excuses.
We’ve also experienced a serious lack of clear disclosure on important aspects of the build/ lots. Several things we were told would be in a certain place were either not done or were done incorrectly. When we bring it up, the response was we can put it anywhere and can be moved later but as far I know there is costs involved to move things later who will pay for it.
It’s been over five months of frustration, delays, and being ignored. We were promised regular updates and responsiveness, but that simply has not happened. No one follows up, and we’re left in the dark throughout this major financial and emotional investment. It was suppose to be a exciting journey for us but has been of surprises and spoken rudely with.
I would never recommend Excel Homes to anyone—friends, family, or otherwise. If you value your time, money, and peace of mind, look elsewhere. This has been one of the worst customer service and construction management experiences we’ve ever had!!!
During construction Electrical punctured holes in vapor barrier when wiring in power to devices like smoke alarms, bathroom fans etc… and creates both a focused point excess frost build up when cold and a leaking point with attic rain when it warms up quicker than normal…as you can see as by pic we had to catch water dripping from our smoke alarm just the other day.
At the time we built our second one, our Father in law – whom has been in construction all his life – pointed this out to them and tried to ensure it didn’t happen again…they replied «But this is how we have built all the homes in the area.»
Especially after committing to build a second home with them and have this happen; asking them specifically for this not to happen again…and it did.
Now, we have to pay to have someone go and move around insulation and seal up all of the puncture points in the vapor barrier.
That is life.
Here is the story:
We went to their one of the show home ( as our last visit to clarify some additional upgrades and changes) and finalized our price on Saturday February 03, 2024 and we were ready with deposit cheque and asked the show home manager to go ahead with purchase contract but next day he sent an email saying that our company increased the house price significantly (it was 40k for us)….really?
I am 200% sure that all area sales manager of all home builders do regular meeting with their head office and they do know what is going to happen with their home prices.
We visited the show homes of other big brand home builders at the same time frame when i was talking to Excel homes. They all are giving us an update about pricing additional discounts additional promotions etc. ( nothing from excel though) either by phone or email. This is what a normal course of customer service.
Do you agree that a customer who was showing this kind of serious interest to buy your house, should have given at least one formal call about price increase. Excel home does not even listen to their Area managers, he tried to explain and did his best to get the home at the price he had quoted but ??????
I escalated this issue to their customer service email and it had been one week no reply at all.
I believe, they will reply to my this post and say «»Sorry for inconvenience»»»
I would only say, stay away with this builder. Our experience is just one part, I do not know what other issues you will face during your entire home construction process.
